The amount of financing and deposit amounts, inspections and closing dates are all negotiating points, including price, that can effect the perceived value of your offer. Inspections, Title and Closing Your Mount Washington Valley sale
Getting to yes is often the easy part of the contract process. In fact, the percentage of transactions that do not make it past the inspection and/or financing appraisal process is 5x higher with an agent with under 5 yrs of full time experience* than with an agent with more than 5 years of experience (full time). When a Buyer and a Seller come to an agreement on terms and price, a very clear understanding of expectations is the most proactive factor towards producing the successful outcome of the contract. Featured Town
Town of Conway NH
The Town of Conway is made of a patchwork of village districts based on a mix of fire department coverage areas, and zip codes. The common names of the “districts” are Conway Village ( 03818 ), Center Conway, East Conway ( both 03813 ) and North Conway ( 03860 ).
A less commonly known district, today, is the Kearsarge Lighting District, whose boundaries roughly lie along the line of Keasarge Road, between North Conway Village and Cranmore Mountain Resort. This is a uniquely defined and governed area of town, with it’s own overlay of district restrictions.
Intervale ( 03845 ) is also a part of North Conway AND Bartlett NH. The Intervale NH Post Office is about a quarter mile into North Conway, while the physical boundaries tend to be from the train tracks at the Bartlett town line north toward Glen NH (a district in Bartlett). There you have it. Conway is a town of about 7500 full time residents with 6 “political” districts and 4 zip codes, 1 police department and 4 independent fire departments.
The Conway schools are well run, with 3 elementary schools, a regional middle school and a regional high school and technical school. Granite State College and White Mountains Community College have campus space in town. Plymouth State University and SNHU, as well as a number of Maine colleges, are within an hour and a half drive of Conway.
